Job Title: Shophouse Project Manager and Interior Designer
Monthly Salary: S$4,500 - S$5,800/month gross salary + AWS (13th Month Bonus)
Start Date: Immediate
Job Type: Full-Time, Hybrid
Reports To: GM / CEO

Key Outcomes
New Supply Pipeline Management: Source and close multiple shophouse deals per quarter through property platforms, agents, and proprietary channels. Maintain robust pipeline with strong projected operating margins. Metrics include pipeline-to-contract conversion rates and weekly lead generation.
Opening Cadence&Economics: Execute rapid unit openings with minimal delays while maintaining design excellence. Target market‑leading turnaround times with controlled opener costs. Metrics include design quality scores and unit‑level rental income stabilization within 90 days.
Turnaround Time Compression: Dramatically reduce average TAT (Turnaround Time) to beat competition benchmarks. Target industry‑leading renovation speeds. Metrics include weekly TAT tracker and completion milestones.
FF&E Procurement Excellence: Drive significant cost savings through strategic sourcing and vendor management. Target material reduction versus baseline costs. Metrics include three‑quote policy compliance and category performance dashboards.
Development Schedule Optimization: Compress PropCo development timelines. Target substantial interest‑carry savings through accelerated delivery. Metrics include on‑time project delivery and cost savings realized.
Key Competencies
Deal‑Making Instinct: Natural ability to spot undervalued properties and negotiate win‑win deals that achieve superior margins while preserving architectural heritage.
Speed-to-Market Excellence: Proven track record of compressing project timelines without sacrificing quality—turning bureaucratic months into efficient weeks.
Cost Engineering Mastery: Sharp eye for procurement optimization and value engineering, consistently finding 20‑30% savings through creative sourcing and vendor relationships.

Preferred Qualifications
Experience: Minimum 2 years in project management, real estate development, or a related field. Architecture background required.
