Job Summary:

As Safety and Compliance Officer your role ensures that all properties meet legal, regulatory, and best-practice standards for safety and compliance. This includes compliance areas such as gas and electrical safety to fire, asbestos, water hygiene, and any other relevant property or building safety obligations.

The following list is typical of the level of duties which the post holder is expected to perform or be responsible for. It is not necessarily exhaustive and other duties of a similar type and level may be expected from time to time. The post holder will be responsible for a combination of the objectives described below and annual KPIs dependent upon the requirements of the organisation.

KEY RESPONSIBILITIES (Functional):

Ensure Legal and Regulatory Compliance

1.     To work with the Safety and Compliance Team Leader in delivery of key compliance requirements to ensure that Tuath meets all statutory landlord safety obligations, including:

      Gas Safety (annual checks)

      Electrical Safety (RECI or PIR)

      Fire Safety (fire risk assessments, fire door inspections)

      Asbestos (surveys, management/removal)

      Legionella control (especially in communal water systems)

      Lift safety and other mechanical/electrical services

      Ensure compliance with the AHBRA performance standard.

Health and Building Safety

2.     To support Health and Safety and Building Safety by identifying, recording, and managing hazards.

3.     Support or lead on duties under the Golden Thread (Building Safety Act) for high-risk buildings (HRBs) as Tuath work towards best practice adoption in future.

Implement Safety and Compliance Policy and Procedures

4.     Ensure Safety and Compliance policies and procedures are followed.

Performance Monitoring and Reporting

5.     Report on compliance KPIs (e.g. % of homes with in-date gas certificate).

6.     Provide regular updates to the Safety and Compliance Manager and Team Leader for reporting purposes to committee and board etc.

7.     Use and maintain compliance management systems.

Contractor and Supplier Oversight/Management

8.     Manage third-party contractors for safety and compliance work to include regular meetings where appropriate.

9.     Ensure contractor compliance with relevant accreditations and certification requirements.

10. Monitor contractor performance and address failures or delays promptly.

11. Ensure contractors provide validated performance information.

12. Track performance against Tuath's programmed requirements including notification of non-access.

Customer and Stakeholder Communication

13. Inform customers about planned safety works, inspections, and repairs.

14. Support customer engagement where safety concerns are raised.

Risk, Incident and Crisis Management

15. Support maintaining a compliance risk register and escalate risks where necessary.

Audit and Regulatory Readiness

16. Ensure that evidence, certification, and documentation are up to date and accessible.

Report Writing

17. Support the team in preparing written reports, including risk assessments, audits, and surveys.

18. Where appropriate, make recommendations for improvement or innovative approaches to service delivery.

Customer Engagement

19. Promote understanding works, gather feedback, and help facilitate effective customer communication and satisfaction.

Consultant Liaison

20. Brief, coordinate, and liaise with external consultants, surveyors, and contractors as required to support planned works.

Complaint Handling

21. Assist in investigating complaints related to Safety and Compliance and contribute to resolution processes in a timely and customer-focused manner.

KEY RESPONSIBIITIES (Organisational):

22. Provide input into the Operational plans.

23. Adopt a collaborative and supportive approach, maintaining up to date professional knowledge and providing advice and assistance to colleagues as required.

24. Provide statistical data, information, and testimonials for annual report.

25. In all aspects of the company's work, promote effective communications, excellence in customer service, and a focus on continuous improvement.

26. Be pro-active in the development and maintaining of strong networks and relationships with colleagues and in other organisations and agencies, to ensure excellence in service delivery.

Health and Safety Responsibility

27. To conduct all activities in a manner which is safe to yourself and others. To be aware and to act in accordance with Tuath's Health and Safety Policy.

28. Ensure all appropriate health and safety risk assessments are in place and making sure colleagues

are aware of and adhere to any specific instructions and use personal protective equipment where

required.
