Principle Objective Reporting to the Head of Timber Frame, the Quantity Surveyor is responsible for managing the commercial and financial performance of timber frame projects from tender stage through to final account. The role plays a key part in ensuring projects are delivered profitably, within agreed commercial parameters and in line with contractual obligations. Working closely with estimating, design, project and site teams, the Quantity Surveyor provides robust cost control, commercial insight and support throughout the project lifecycle.
Knowledge&Experience
Typically 4+ years’ experience or equivalent capability in a Quantity Surveying role, ideally within residential construction.
Experience working for a main contractor or specialist subcontractor.
Proven track record of delivering projects within budget and to agreed commercial outcomes.
Degree in Quantity Surveying or a related discipline (preferred).
Membership of a relevant professional body, or actively working towards membership.
Strong understanding of private contracts and commercial management.
Practical understanding of construction processes and site operations.
Relevant licences or certifications appropriate to the role (or willingness to obtain).
Formal qualifications are not essential where equivalent practical experience is demonstrable.
Key Responsibilities Commercial&Cost Control
Manage project budgets and cost tracking through all project stages.
Prepare and manage valuations, variations and final accounts.
Monitor financial performance and report on cost variances.
Ensure projects are delivered within agreed commercial and contractual parameters.
Estimating&Tendering
Prepare detailed estimates for timber frame packages in collaboration with the estimating team.
Assess drawings, specifications and scopes to ensure accurate cost planning.
Support value engineering initiatives to improve project margins.
Supply Chain&Procurement
Manage procurement of subcontractors and suppliers.
Negotiate and agree subcontract packages in line with commercial strategy.
Monitor subcontractor performance and ensure commercial compliance.
Site&Project Support
Work closely with the Design Manager and Site Managers to track progress and costs.
Attend site meetings and manage commercial aspects of project delivery.
Monitor installation progress and manage site driven variations.
Support the resolution of commercial and contractual issues on site.
Risk, Reporting&Forecasting
Identify, assess and manage commercial risks throughout the project lifecycle.
Prepare monthly cost reports, forecasts and cashflow updates.
Provide accurate and timely commercial information to senior management.
